For taxpayers who own appreciated real estate, the §1031 like-kind exchange is one of the most beneficial code sections available. An in-depth understanding of the application, calculation and reporting of the like-kind exchange allows tax professionals to provide clients with a tremendous tax planning opportunity. In this four-hour class, we will cover the basics of the §1031 like-kind exchange before advancing to more unique situations that may be encountered, noting tax planning opportunities and considerations along the way.
Objectives
Upon completion of this course, you will be able to:
- Identify qualifying assets and various types of like-kind exchanges
- Calculate the deferred gain, potential boot and basis of replacement assets
- Set up depreciable basis for the replacement asset(s) correctly
- Understand the impact of the §168(j) election
- Navigate unique situations including the overlap of §121 and §1031, utilizing the §121 exclusion on a property acquired via §1031, and the impact of cost segregation and personal property on a like-kind exchange
